Welcome to February. It’s still winter…politics suck, the weather sucks, and we’re all sick of being inside. It was so cold in January that every walk to the office felt like the sinking scene in Titanic. My cashmere stocking cap mocked me...disheveled bedhead at every showing. However, there were showings and there have been offers and there have been contracts signed. Total sales were down, but new listings, total inventory, average sale price and contracts signed were up over January 2024. February may be the dreariest month of the year, but its claim to fame include Groundhog Day (six more weeks of winter, really?), Valentine’s Day (buying leftover candy at Walgreen’s), and the Super Bowl (the commercial spots sold out in August). Super Bowl LIX is scheduled to take place at the Caesars Superdome in New Orleans this Feb. 9. Kendrick Lamar will headline the 2025 Halftime Show. Meg Ryan and Billy Crystal will "finally" reunite for a Hellman’s Mayonnaise commercial with a very specific sandwich order with a heavy serving of nostalgia. “I’ll have what she’s having”. This year, Super Bowl LIX coincides with National Pizza Day. Forget the guacamole and enjoy pizza from Lucali’s in Brooklyn. The crust is an absolute work of art. For Valentine’s Day, enjoy Melissa Errico at the Birdland Theater. Join her as she swings her romantic secrets and illusions with the lyrics of Cole Porter, Irving Berlin, and Joni Mitchell. February is also Black History Month, which recognizes the underrepresented contributions of African-Americans to American history.  Finally, February is past the winter solstice, so the days are getting longer and the increase in sunshine can help end winter depression. $4M and Above Holding Steady!
Twenty two contracts were signed at $4M and above in Manhattan last week - 8 more than the week before.  Condos outsold co-ops 12-7 with 1 condop and 2 townhouses sold.  Year to date, 104 contracts have been signed at $4M and above, the same as last year.  The #1 contract signed was Unit 91W at 217 West 57th Street asking $18.025M - reduced from $18.93M when it launched in 2016.  See it HERE!

Lassie Comes Home!
For decades, Madison Square Garden was home to the  Westminster Dog Show. Because of the pandemic, the event moved to Tarrytown in 2021 and 2022, and then to Arthur Ashe Stadium in 2023 and 2024. After 4 years of hopping around different venues, the famous dog show is finally making its grand return to MSG on February 10 and 11, bringing back the classic group judging phase of the event and the best in show ceremony.  Get details HERE!

Baby, It's Cool Outside!
Sure it's cold out there, but New York City is full of free outdoor art that you don't even have to go to a museum to see. Sculptures, murals and photographs in its parks, sidewalks and on its buildings! Best of all, it costs you nothing to pay a visit. A Rose is A Rose!
It's a donut!!  Last year, New Yorkers fell in love with bomboloni—Italian donuts filled with custard, chocolate or marmalade—at the first-of-its-kind bombolone festival. Good news for donut (and bomboloni) lovers, the festival will once again take over the city. Hosted by Unregular Bakery alongside Underground Donut Tour, the extravaganza will take place on February 8, 2025 at Essex Market between 10am and 4pm.   Tickets and info HERE!

Yes, It's Cheesy!
So I'm off to France this week and I have already made a reservation at one of my favorite restaurants: Au Ravi Prouvencau in Maussane Des Alpilles.  Just thinking about their menu and the rack of lamb with "mac and cheese" has set my taste buds into a frenzy.  This combo inspired more than 1 holiday dinner this past season and naturally Ina Garten has the best (and easiest) recipe.
