  1. Alan Boss and Helene Boss, veteran operators of Manhattan vintage-goods flea markets have listed their 1850s townhouse on East 19th Street in the Gramercy Park area for $11.5 million. 
  2. Architect Adam Kushner opened his longtime home at 10 Minetta Lane, a 1929 townhouse he spent a decade transforming with custom woodwork, nine fireplaces, a rooftop kitchen, and an 83-foot climbing wall, for one final Open House New York tour before selling.
  3. New condo construction on the Upper West Side has slowed sharply, with only a small number of new units expected through 2028 compared to previous years, due to limited available land, stricter regulations, and landmark protections that make new development more difficult.

  1. JPMorgan Chase has debuted its $3 billion, 60-story headquarters at 270 Park Avenue, a striking Foster & Partners design with space for 10,000 employees, public areas, and art installations, symbolizing a bold new chapter in Manhattan’s skyline.
  2. Closer Properties, led by Zhang Xin, has acquired five adjacent parcels at East 79th Street and Lexington Avenue for $62.5 million, with a sixth parcel due in June 2026 to bring the total investment to $76 million with plans to build a luxury condominium with retail and amenities at 150 East 79th Street.

October 2025 Manhattan Inventory Report
     1. In October 2025, the inventory of apartments listed for sale in Manhattan           increased, with the overall months’ supply rising to 6.6 months, marking             a 16% increase from the previous month. At the property-type level,                   condominiums registered a 7.5-month supply, cooperatives a 5.9-month             supply, and the West Side remained the tightest sub-market at                           approximately 5.1 months. (click here to read more)
Recent Reports
  1. There were 178 contracts signed for resale apartments (an 11% increase from last week) and 25 contracts signed for new developments (a 17% decrease from last week). Contracts for apartments priced between $2 million and $3 million rebounded sharply last week, surging 62% to 21.  Downtown south of 14th Street’s 41% jump in activity was the highest weekly gain of any market area.
