The NYC real estate landscape is literally looking a lot “greener” these days. Outdoor space is the new hot commodity in a Covid-inflicted environment. As I mentioned in my last email, balconies, terraces and private outdoor gardens are now at the top of buyers’ “must have” lists.

In fact, developers took notice early on when the pandemic set in. They have been enlisting landscape architects to design greenspaces that are inviting and functional so that anyone and everyone can safely enjoy. For example, celebrity landscape architect Edmund Hollander was brought in to create “an oasis filled with oaks and dogwood trees, and flowering plants like milkweeds and goldenrods,” as well as “an herb garden, lounging areas, fitness deck and playground” at 11 Hoyt. The idea was to create a “family-friendly magical escape”, Hollander said.

While NYC is flanked by incredible outdoor spaces such as Hudson River Parkway and beautifully, well-maintained parks including the pièce de resistance, Central Park, buyers are seeking private or semi-private (at the very least) outdoor space, right outside their door.

Let’s face it, people leave their big homes and yards in suburbia to move to NYC for its energy, culture, fashion, diversity, and well … plain and simple, it’s NEW YORK. However that doesn’t mean one needs to forgo the luxury of outdoor space altogether—especially these days when it’s now a high priority for buyers. The good news is developers and landlords alike are listening and accommodating these “wants”.
