Why do I love June? It is the “official” start of summer…toes in the sand, longer hours of daylight, and strawberries ripe for picking. It is also the” unofficial” end of the spring selling season in NYC. With the unusually cloudy and rainy weather this spring, (In May, NYC received nearly double the average rainfall); and the arrival of warm and sunny days in June, I am hopeful the spring season will pay no heed to the calendar and simply go on and on. One of the world’s first roller coasters opened at Coney Island on June 16, 1884. It feels as if we have been on “The Real Estate Cyclone” the entire year. The last full moon of spring, called the Strawberry Moon, occurs on June 11. While it's named for the short harvesting period, the moon itself doesn't appear red or pink. Enjoy one of the dozens of Strawberry Festivals throughout the state. This year, the Mattituck Lions Club Strawberry Festival will be held on Father’s Day weekend. More than 30 organizations and groups derive benefit from the festival proceeds. Unfortunately, it is too late to enter the Strawberry Shortcake Eating Contest! Finally, where were you on June 20, 1975? Hint: DAADA… DAADA…these two simple notes have terrified millions of moviegoers. On that date, the movie “Jaws” was released; establishing the modern “summer blockbuster”. To celebrate the 50th anniversary, there are various events and releases. For those wishing to get out of the city, the Martha's Vineyard Chamber of Commerce is hosting a major celebration, including the premiere of the documentary "Jaws@50: The Definitive Inside Story" and an after-party. | | | | | | | | | Merry Month of May! 29 contracts were signed last week in Manhattan at $4M and above, 26 fewer than the previous week which was the strongest week since November 2021. Condos outsold co-ops 13-7 with 1 condop and 8 townhouses signed. May was a strong month – the strong S&P performance spilled over into the luxury residential market..second best May since 2006. The #1 contract a townhouse at 9-11 W. 54th Street for $49.5M reduced from $63M when it was listed in April 2023. See it HERE! |

Researching my recipes for this month’s newsletter, I had trouble coming up with an appropriate summer favorite that I have not already shared over the years. My go-to's are always Ina or Martha when I can’t come up with a favorite from my own collection, but I came across a blog I saved from last year and I think it does the trick!
