It is September. Labor Day has come and gone; however, there are still 3 weeks until the official end of summer. Yes, there is the anticipation and opportunity of the Fall Selling season, but this year I am not quite ready to say goodbye to summer. There are still a few more days at the beach, lingering afternoons by the pool, and one last dinner under the stars. For my Saturday morning farmstand shop, late summer produce like tomatoes and corn are still at their peak. A BLT sandwich with field tomatoes, crunchy field-fresh butterhead lettuce, and salty crispy bacon, all bound together by creamy mayonnaise and sturdy, hand-sliced toasted bread is the perfect September sandwich. I continue my quest for the perfect ear of corn. The "Corn Moon” is the most common name for the September full moon, derived from Native American tribes who used the bright, early-rising moon to extend their harvesting of corn, pumpkins, and squash. But it is after Labor Day…time to shift out of "local summer" mode and focus on the Fall 2025 market.  This year buyer interest seems to be starting earlier than usual, more sellers are eager to get their properties on the market, and everyone is hopeful at the prospect of lower interest rates. The market continues to be challenging. There is the closely watched mayoral race and inflation uncertainty. September always brings a surge of energy…and the Doug Eichman Team is more driven than ever to achieve a successful Fall Season.

Fourth Best August!
16 contracts were signed last week in Manhattan at $4M and above, 6 fewer than the previous week – condos outsold co-ops 11-3 with 1 condop and 1 townhouse sold. Last week’s total is on par with the 10- year average of 16.5 contracts for the week before labor Day. It was the 4th best August (92 contracts signed) since Olshan started keep in track in 2006. The #1 contract was unit W24D at 500 W. 18th Street, asking $14,530,000, up from $14.245.000 when the condo was offered in 2018.  See it HERE!

Founded By Broadway!
New York is turning 400 and instead of blowing out candles, the city is cranking up the show tunes. On Sunday, September 7, at 11am, Broadway is storming Times Square for a one-day-only, free concert called “Founded By Broadway.” More than 20 hit productions are sending cast members to belt it out in the middle of Duffy Square. The logistics: The concert runs 11am to 12:30pm, rain or shine, at Duffy Square. Admission is free and  no tickets required; you can just show up and sing along! Details HERE! 
Everybody Loves Raymond!

Comedy Tonight!
There's nothing funny about the end of summer, but there is something fun for everyone coming to NYC in September. For Big fall laughs, big names are taking over big venues: At Madison Square Garden, there’s Adam Sandler (Sept. 15), followed by the hilarious Nate Bargatze (Sept. 26), then at the Nederlander Theater, Jeff Ross makes his Broadway debut, and Jimmy Kimmel makes his annual trek to BAM for a week beginning Sept. 29th.

Eleanor Would Approve!
World-renowned artist and activist Ai Weiwei is set to unveil “Camouflage,” a monumental new installation at Franklin D. Roosevelt Four Freedoms State Park that marks both his return to New York and the launch of a new public art initiative: Art X Freedom. Opening on September 10 to coincide with the 80th anniversary of the end of World War II and the 80th session of the UN General Assembly, “Camouflage” will transform the park into a contemplative sanctuary draped in netting.  Details HERE!

Music of Something Beginning!
Previews begin September 26 for a limited run at Lincoln Center of a revival of Ragtime - the sweeping musical adaptation of E.L. Doctorow’s Ragtime following three families. Lear deBessonet (Tony-nominated for her celebrated 2022 revival of Into the Woods) directs a new production, envisioned for the grand Vivian Beaumont stage. Starring  Joshua Henry,  Caissie Levy, and Brandon Uranowitz, it is sure to be a "must see" for the fall season. "You can never go back to before!" Tickets HERE!
And Something Ending!
The third and final film in the Downton Abbey big screen franchise, based on Julian Fellowes’ PBS period drama, is scheduled to be released in theaters on September 12.  I don't know about you, but it only seems like yesterday when Matthew bent down on his knee under the snowflakes to propose to Lady Mary in the Season 2 Finale of the PBS series. For this final film, hype is everywhere! The reviews have been mixed, but who cares about the reviews, we will all be there!  Details HERE!

It's Confetti!  No, It's Corn!
It's corn season so bring on the corn.  Right off the cob is perfection, but this recipe is amazing (thanks, Ina, once again). Stop me if I have featured this recipe before!  I scoured the last few years of newsletters to check but I couldn't find it so, here goes.  If you've been to my house for dinner, you've had it... over and over and over.  It is the BEST side dish to any meat and it's sinfully easy.  I add  a red bell pepper to my version for even more color.
