 October 2025 Manhattan Inventory Report 1. In October 2025, the inventory of apartments listed for sale in Manhattan increased, with the overall months’ supply rising to 6.6 months, marking a 16% increase from the previous month. At the property-type level, condominiums registered a 7.5-month supply, cooperatives a 5.9-month supply, and the West Side remained the tightest sub-market at approximately 5.1 months. - There were 178 contracts signed for resale apartments (an 11% increase from last week) and 25 contracts signed for new developments (a 17% decrease from last week). Contracts for apartments priced between $2 million and $3 million rebounded sharply last week, surging 62% to 21.
