November in Manhattan might mean shorter days and colder temperatures, but hibernating in sweatpants and fuzzy slippers is not part of the Doug Eichman Team routine. We remain incredibly busy as we focus on the last nine weeks of 2025. The Federal Reserve reduced short-term rates by 25 basis points at their meeting last week. Mortgage rates had actually fallen to the lowest level in over a year last Tuesday and then shot up sharply Wednesday afternoon following the Fed’s announcement. The mayoral election is now behind us, Jimmy Kimmel has returned to the airwaves, and the Woolly Bear Caterpillar with its large brown band is predicting a mild winter. Broadway Cares iconic Red Bucket fundraising campaign is back for the fall. Look for me as I hold a Red Bucket and join the casts of Broadway and Off-Broadway shows making post-curtain appeals. The lights went dark in 2024, but the spectacular Saks Fifth Avenue Light Show is back, The Macy’s Thanksgiving Day Parade returns for its 99th season, and the 18,000 trees in Central Park will turn the perfect shades of red, orange, and gold. There’s plenty to look forward to as the year comes to a close (even if the sun sets at 5pm).

The Mamdani Effect?
37 contracts were signed last week in Manhattan at $4M and above, 6 more than the previous week. Condos outsold co-ops, 22-9 with 1 condop and 5 townhouses sold. This was the 3rd week in a row of 30 or more contracts. The last 3 weeks in October had 98  with a total of $947,367,649 compared to 71 in the same period LY totaling $581,494,900. Last week's #1 contract was a townhouse at 4 E. 80th Street, asking $49.5M down from $59M a year ago. See details of this 35’ wide 7-story house HERE!
The Sky's The Limit!
JPMorgan Chase officially opened its new global headquarters at 270 Park Avenue in New York City on October 21, 2025. The $3 billion, 60-story skyscraper is the city's largest all-electric building, designed with sustainability and employee wellness in mind.  It features 2.5 million square feet of workspace and new public space at its base. 270 Park signals the future of office design with the individual as the focus.  Phased occupancy began is September with completion this year. See details HERE!

Ornamental Genius!
Visit "Dagobert Peche: Ornamental Genius" at the Neue Gallerie for a focused spotlight on Austrian decorative-arts innovator Dagobert Peche.  The exhibit features around 50 objects that define his imaginative, ornamental design within early-20th-century Viennese craft. Peche (1887-1923) was one of the greatest Austrian decorative artists of his generation. He studied architecture at his father’s behest, even though he preferred to be a painter.  Now thru May 4, 2026.

Pudding Pie!
