Friends, colleagues, neighbors, |
June has arrived, and so has an energizing shift in the property market. As we compare this year to last, one noticeable constant is the persisting low inventory. Sellers are holding off, cherishing the memory of exceptionally low interest rates, and hoping for a shift. However, how long can one really sit tight, especially with pressing reasons to move eventually surfacing?
For sellers, it’s crucial to recognize that buyers are indeed out there this summer, ready, and able to strike deals for well-priced, well-presented homes. It’s not so much a question of if interest rates will eventually drop, but rather when—building anticipation among many economists. That said, pausing your real estate plans in hopes of lower rates might not be the wisest decision. The market competition is predicted to intensify, making waiting a riskier move for both buyers and sellers.
While I’m not suggesting transacting on a property that doesn’t suit your needs or is not correctly priced, it’s important to remember that current interest rates are still historically low. If you find a property within your budget that feels right, hesitation may cost you the opportunity. Opportunities exist, and being engaged and optimistic can make all the difference. With fewer competitors, you might find favorable conditions whether you’re buying or selling.
As we bask in all that summer has to offer, let's stay focused on our year-end real estate goals together. Remember, the property market is more of a marathon than a sprint right now, and I’m here with you every step of the way.
Wishing everyone health and wellness, until we meet again.

| This is my new favorite wine. Yes, it is in a box but so pretty and with the rope handle then picnics here we come! But it actually tastes good.
Juliet is produced at a Certified California Sustainable Winery in the Santa Barbara Region, where the wines are handmade in a low-intervention style (no artificial additives). The outer paperboard packaging is recyclable and made from renewable materials. And with 10 glasses of wine per container and a shelf life of 4 weeks, great value. Go to their website to buy online.

| The Serpentine Gallery has a fascinating exhibition on right now until September 1st. For over 30 years, Yinka Shonibare CBE has used Western art history and literature to explore contemporary culture and national identities. Suspended States is the artist’s first London solo exhibition in over 20 years. It showcases new works, interrogating how systems of power affect sites of refuge, debates on public statues, the ecological impact of colonialisation and the legacy of imperialism on conflict and consequential attempts at peace. Throughout the exhibition Shonibare’s signature use of Dutch wax print symbolises the tangled relationship between Africa and Europe. This brightly coloured fabric was inspired by Indonesian batik designs, mass-produced by the Dutch and eventually sold to British colonies in West Africa, where it later was referred to as ‘African print.’ In Decolonised Structures (2022-2023) the artist paints these patterns on his smaller-scale replicas of London’s large public sculptures. Reconstructing colonial figures such as Queen Victoria and Herbert Kitchener, Shonibare questions the role and presence of these monuments. |
| I would not call myself a gardener by any stretch of the imagination. But I try and I love flowers in the house always. So, this is my new favorite gardening book. In his debut book, garden designer Sean A Pritchard shows you how to plan a garden so that every month of the year there's something to bring indoors and display in an engaging way. He explains how to grow, harvest, and arrange an abundance of nature's treasure - no matter the size of your plot or your level of horticultural experience. The book is beautiful to look at and you can pick it up and put it down and learn something every month of the year. |

| Canada’s central bank this week became the first of the G-7 authorities to cut its main interest rate and reduce borrowing costs. Yes, you heard that correctly. By a quarter point, 25 basis points. With continued evidence that underlying inflation is easing, Governing Council agreed that monetary policy no longer needs to be as restrictive. Will we see this impacting what happens here in the US? Don’t know of course but it is a step in the right direction for sure.
And if you want to hear more about the state of the NYC property market, listen to our CEO, Bess Freedman, who is interviewed pretty much every week on the state of the nation as it applies to the property market. Always worth listening to her interviews. This week she discusses the health of the housing market, the outlook for mortgage rates, and why housing is suffering from artificial constraint on inventory.

Yes, this lovely 3-bedroom 2-bathroom apartment in Brooklyn Heights did get multiple offers in the first week of listing. Why? Because it is a classic layout with a real entry foyer, spacious rooms, stylish, renovated, great location and building. But most importantly it was well priced.
