Zooming into August with all the excitement and energy of a dog mid-zoomies—just like Hamish! This is truly the time to savor those slower summer moments while we have them. Growing up in the UK, August was the prime vacation month, as all the schools were out. Taking advantage of these final weekends of summer to relax and rejuvenate is vital. We all need that same zoomies energy to hit the ground running post-Labor Day, especially in the real estate market where the post-Labor Day uptick is a real phenomenon.

With interest rates having adjusted down a full 1% from their recent peak and the Federal Reserve's review meeting on the horizon (September 18th), we’re anticipating a surge in activity. I’ll be reaching out to discuss your real estate goals—be sure to pick up! The more we talk and strategize now, the more prepared and less overwhelmed we'll feel when the market accelerates in September.

In the meantime, enjoy the surf and the remaining days of summer. Let’s all recharge so we can embrace the busy season ahead with vigor and enthusiasm.

So much to say about Apotheke, the Red Hook based, and Brooklyn founded candle making company. My latest love from them is the Scent Tower. As someone who obsesses about what my listings smell like, this is a game changer. Portable, rechargeable, remote controlled, adjustable intensity and run time. Used it in an apartment that had a bit of a cat smell and transformed the space. And have you seen their Flavor Paper candle collab? I have two of them! Two great Brooklyn companies coming together to make magic. And not yet tried their candle making classes but sounds like a fun group activity that I will plan for the fall for sure.

I often post about one of my favorite London stores, Fortnum & Mason. This time it is the Secret Garden Piccadilly Honey and Violet gin. Handcrafted at the Old Curiosity Distillery in Edinburgh, this exclusive tipple is made from nine wild, indigenous British botanicals and Fortnum's honey and violet flowers. Subtle but lovely. I do like a good gin and tonic…If in London, never miss out on the opportunity to visit this store.

Time to get excited about the US Open tennis tournament. This is me and the family last year enjoying it. The qualifying week starts 19th August, and the full event is 26th August to the 8th September. I love playing and watching tennis and for me the tournament helps me to get over that end of summer feeling. And if you want an incentive to consider playing, multiple studies have found that tennis is the healthiest sport in the world, adding some 9.7 years to tennis players’ lives when compared to the lives of sedentary individuals, more longevity than other sports such as soccer, jogging and swimming provide. Go watch some tennis at least and the qualifying and first week grounds pass are a great inexpensive opportunity to experience it all

Whenever you ask someone where they think the best beaches are in their opinion, you will of course get many answers. We are spoiled here in New York as out East on Long Island of course we have some of the best beaches in the USA. Check out Conde Nast’s feature from this year. In the UK of course, as it is an island, there are so many choices. From rugged coastlines to dune backed beaches you are spoilt for choice. The Conde Nast Traveller feature has a 2024 hotlist. The variety often stuns people when they start to explore the options.

Have not been yet but the NYC Botanical Garden’s latest exhibition which is based on Alice in Wonderland is on now. There are special artworks, garden displays, and most importantly a special afternoon tea. A meal always close to my heart of course. They also have evening events also for four evenings in September, which you can buy tickets for, which look very interesting, 7 to 10pm with performances and cocktails. That sounds like worth booking to me.

Yes, interest rates are moving in the right direction. A full 1% lower this month than at their recent peak.

Inflation also fell below 3% for the first time since 2021. And in the words of the WSJ. 

“This extends a run of cooler readings in July and seals the case for the Federal Reserve to cut interest rates at its next meeting.”

So, it looks like a rate cut is on track for their September 18th meeting. And whilst not a direct correlation between this and a cut in mortgage interest rates of course, the anticipation is there.

This makes September 2024 a heavily anticipated month.

This month’s story is about 157 Waverly Avenue Apt 2C, a 3-bedroom, 1 bathroom coop, in Clinton Hill, a neighborhood where finding a true 3 bedroom apartment is very hard. I had helped my client buy this lovely apartment back when they were expecting their first child. Fast forward to baby number two coming along and the opportunity to move to a family home and here I was again, but this time helping them to sell and move on, to coincide with the end of the school year.

👉Desire to move before the end of year holidays and the end of the tax year

👉Seasonal adjustments in the weather patterns, mean homes show better
