“Autumn in New York…why does it seem so inviting?” The leaves changing color in Central Park is one of the most beautiful things you will ever see. Enjoy the crunch of red and gold leaves from a park bench along the Mall and Literary Walk or the panoramic view from the luxurious full-floor homes at 111 West 57th Street. There is this buzz in the city on weekends when everyone is back in town; and I get to switch from white sneakers to suede desert boots while layering a hoodie under my favorite vintage tweed jacket. Yes, it is a bit Robert Redford and Saville Row. In addition to picking Macoun, Cortland, and Empire apples during your annual Columbus Day apple picking jaunt, there's a bunch of new Broadway shows to pick from! OUR TOWN with Jim Parson, Nicole Scherzinger starring as the immortal Norma Desmond in the legendary SUNSET BLVD, and a new production of ROMEO AND JULIET featuring music by Jack Antonoff. And just as Norma Desmond yearned to return to the big screen, I return to Sutton Place. Also making a thrilling comeback is Le Veau d’Or, the city’s oldest French bistro. I may not get the table preferred by Orson Welles, but I will be ordering my favorite desert, ile flottante. To me, this stodgy classic is a giddy delight. And finally, do not forget Halloween, the second most popular holiday in America. With the presidential election just 5 days later, one can only imagine the creative costumes that will appear! 3Q24 Manhattan Market Report?

The number of sales during the third quarter was 6% higher than a year ago, helped in part by the sharp decline in mortgage rates since May. The increased pace of closings brought the inventory of apartments for sale down to 6.2 months, its lowest level since January, and just above what we consider a seller’s market. On September 18, The Federal Reserve cut its benchmark rate by 50 basis points. What a difference a day makes!

- Since the beginning of May, mortgage rates have fallen 1%. Every 1% decrease in rates increases home purchasing power by roughly 10%.

- Over 40% of our exclusive listings went into contract in the last 30 days…one as quickly as 28 days. And there's so much more optimism to share! Hear it HERE!

Yay September!

18 contracts were signed last week in Manhattan at $4 million and above, 9 fewer than the previous week. Condos outsold co-ops 14-2 and 2 townhouses sold. While the week had a decline, September registered 96 contracts, surpassing the 10 year average of 71! The #1 contract was 7A at 211 West 84th Street, asking $15,450,000. This duplex condo was sold off floorplans; it has 4,962 sq. ft including 5 bedrooms and 4.5 bathrooms. See it HERE!

	Brooklyn Bound! It’s Brooklyn or bust, baby. If you haven’t heard, the New York City Wine & Food Festival (NYCWFF) is landing in Brooklyn this year. Touching down October 17 through October 20, the festival will make its debut at the brand new, 450,000 square-foot modern hub, Brooklyn Army Terminal in Sunset Park.
