According to the calendar, September is just the ninth month in the year. However with the summer weather and some days off behind me (I regret not making the most of them); this month seems particularly weighty. September is the other January…a time to make a fresh start. I am long past my student days, but like Joe Fox "New York in the Fall makes me want to buy school supplies”. I need my yellow No. 2 Dixon Ticonderoga pencil and a black and white speckled composition notebook. OK, so no child has used a pencil for 20 years and you can’t sharpen an iPad, I am still proud of my pair of shiny, new unscuffed shoes. Even if you are long past your student days, New York City offers so many interesting classes: Drawing classes at the Met, croissant making at Atelier Sucre, or Mixology basics at J. Bespoke. The month of September offers a sort of reset button on life…hopefully for the Manhattan real estate market as well. I will be enjoying the last warm days taking Saturday walks on Ocean Road Beach and hosting numerous Sunday OH’s.                                         A Robust Fall in NYC?
Mortgage rates have come down to their lowest level in more than a year, and in September, with inflation cooling, the Federal Reserve Bank is expected to cut interest rates by a quarter-point. These developments, coupled with pent-up demand, have brokers feeling optimistic about the fall season.  Online magazine Habitat has talked to some industry experts who shared their thoughts.  Read the article HERE!

Same Old, Same Old!
17 contracts were signed last week in Manhattan at $4 million and above, 1 less than the previous week.  Condos outsold co-ops 12-4 and  1 townhouse sold. The total is on par with the 10 year average for the week before labor Day, 16.5 contracts.  The #1 contract was 39A at 220 Central Park South, asking $34,500,000, listed 12/2022. The seller bought the condo off floorplans in 2019 and closed for $22,808,800 in September 2019.   See it HERE!

Can You Taste Time Square?
If Times Square had a taste, you might guess it’d be greasy bread sticks and day-old hot dog water. But actually, the area around Times Square has a robust food scene—you just have to know where to look. For the first time since 2017, the Times Square Alliance is bringing back its annual Taste of Times Square, one of the longest-running outdoor food festivals and for the first time since 2011, it's back in Duffy Square.

Is it impossible to experience tranquility in the middle of  bustling Manhattan? Bryant Park’s free yoga series presented by CALIA aims to achieve just that. Outdoor classes will be held through September 25 with excellent instructors. These classes occur on Tuesday mornings at 10am on the terrace and Wednesday afternoons at 6pm on the lawn. They are free and open to the public, but register in advance, and don't forget your yoga mat and water bottle!

A Pair A Day?!
One of my favorite things about the fall "apple season" is the PEARS!  They're great in salads, desserts, as a side dish, you name it!  I am lucky (and old enough) to remember the Tri-Beca restaurant, Chanterelle.  The pastry chef, Kate Zuckerman created amazing desserts there and among them was her honey glazed roasted pears.  Simple and out of this world!!
